The education

Why boilers fail here, and why it's rarely the boiler

A modern condensing boiler is a heat exchanger, a pump, a control board and a sealed water loop. When one stops making heat, the fault is usually in the loop rather than the appliance: air trapped at a high point, a circulator that has seized after a summer of sitting, an expansion tank that lost its charge, a zone valve that no longer opens, or a low-water cutoff responding to a slow leak you haven't found yet.

The other half of boiler work in Alaska is water chemistry. Untreated well water builds scale on the fire side of a heat exchanger, and scale is an insulator — it drops efficiency, raises stack temperature, and eventually cracks castings. Proper fill water, a working expansion tank and an annual combustion check are what separate a boiler that lasts twenty-five years from one that dies in eight.

What you get

Specific, not generic

Everything below is something a technician actually does on the job.

  • 01

    Whole-loop diagnosis

We test the circulators, expansion tank charge, zone valves and air elimination — not just the appliance display.

  • 02

    Hydronic and radiant experience

In-floor radiant, baseboard, unit heaters and snowmelt loops are all normal work for our technicians.

  • 03

    Combustion analysis

Annual service includes a combustion check so a drifting burner is caught before it scales or sooties the exchanger.

  • 04

    Leak tracing

Chronic auto-fill activity means water is going somewhere. We find it instead of topping the system off forever.

  • 05

    Fully guaranteed work

Boiler repairs carry the same guarantee as everything else Knik Heating does.

  • 06

    Free replacement estimates

Boiler replacement is a significant investment. The estimate and the load calculation cost you nothing.

  • 07

    Domestic hot water integration

Indirect tanks and combi setups tie heating and hot water together. We service both sides as one system.

  • 08

    24/7 for no-heat

A boiler down in January is an emergency and gets treated like one.

How it goes

From your call to a system that works

  1. 01

    Describe the symptom

No heat, one cold zone, banging pipes, a pressure gauge that won't hold — each points somewhere different.

  2. 02

    System survey

Pressure, temperature, expansion tank charge, circulator function, zone operation and combustion, in that order.

  3. 03

    Findings and options

You see what's failed and what it costs before any parts come off the truck.

  4. 04

    Repair, purge, balance

We fix the fault, purge the loop of air, and confirm every zone comes up to temperature.

  5. 05

    Set up for next winter

Water treatment, fill pressure and maintenance intervals explained so the same failure doesn't repeat.

Well water country

Water chemistry is the hidden killer of Valley boilers

Much of the Mat-Su runs on private wells, and that water goes straight into heating loops and water heaters. Hardness and iron plate out as scale on the hottest surfaces first, which is exactly where you least want an insulating layer. A boiler with a scaled exchanger burns more gas to make the same heat, runs a hotter stack, and stresses the casting until it cracks. Treating the fill water and testing it is cheaper than any of that.

  • Fill water and loop chemistry reviewed on service visits
  • Scale-related efficiency loss identified with stack temperature
  • Whole-home filtration and softening available from the same crew
  • Same technicians handle the boiler and the water treatment feeding it

Common questions

Answers before you call

Something not covered? Text (907) 308-4233 and our dispatch crew will answer it.

One room is cold but the boiler is running. Why?

That's a distribution problem, not a boiler problem. The usual suspects are air trapped in that loop, a zone valve that isn't opening, a failed thermostat, or a circulator that's running but not moving water. All four are diagnosable in a single visit.

How often should a boiler be serviced?

Once a year, before heating season. Annual service is what catches scale, drifting combustion, a weak expansion tank and a seeping fitting while they're still cheap.

My pressure gauge keeps climbing. Is that dangerous?

It usually means a waterlogged expansion tank or a fill valve passing water. The relief valve will protect you, but a relief valve that dumps repeatedly will eventually fail to reseat. Get it looked at.

Can you replace a boiler in the middle of winter?

Yes, and we plan for it — that's normal in Alaska. We'll discuss temporary heat for the changeover so the house never gets cold enough to risk pipes.

Do you work on radiant in-floor systems?

Yes. Radiant floor loops, manifolds, mixing valves and zone controls are all standard work for our technicians.

Is a combi boiler a good idea for my house?

Sometimes. A combi saves space and handles heating plus domestic hot water in one appliance, but it has to be sized against your peak hot water draw, not just your heat loss. We'll tell you honestly if an indirect tank is the better fit.
